Connecting Airbnb to BedFlow

Settings → Integrations → Channels → Airbnb

With Airbnb you don't need to paste a Hotel ID or password into BedFlow. You log in to Airbnb once, give permission, and the connection is in place. Allow 5 minutes for the whole flow.

Prerequisite: you have an active Airbnb host account with at least one listing. Don't have one yet? First create an account at airbnb.com/host and publish at least one listing before you start the connection. In BedFlow you have at least one room with a base price.

What do you need?

Item Where or how
Login for your Airbnb host account Your Airbnb account email and password
Access to your two-step verification (SMS or authenticator app) Airbnb usually asks for a code for a new connection

Step 1 — Start connecting in BedFlow

  1. In BedFlow, go to Settings → Integrations.
  2. In the Channels category you'll find the Airbnb tile. Click Settings.
  3. In the Channel connection section is the Connect with Airbnb button. Click it.

You go straight to Airbnb.

Is this your first channel? Then BedFlow puts your accommodation on the channel manager itself at that moment, with your room types and prices, and switches on Airbnb and all your active rooms so that you can link them shortly.

Step 2 — Log in to Airbnb

  1. You land on an Airbnb page asking whether Channex may access your host account. Channex is the channel manager BedFlow works with.
  2. Log in with the email address and password of your Airbnb host account.
  3. Confirm the code Airbnb sends you via SMS or your authenticator app.

Step 3 — Give permission

Airbnb shows which permissions the connection requests:

  • read and change availability
  • read and change prices
  • fetch your listings
  • receive bookings
  • read messages (optional, for the Airbnb chat in BedFlow)

Click Authorize. You come back to BedFlow automatically, on the Link listings screen. Unlike Booking.com, Airbnb doesn't need to confirm separately: your permission is the confirmation.

Step 4 — Link your listings

Airbnb works with listings instead of room types: each room or house has its own Airbnb page with its own title, photos and price. Later you also reach this screen with Link listings on the Airbnb tile.

The screen has three parts: Airbnb connection (does access work, is the channel on), Listings on Airbnb (per listing: published or not, and which room it is linked to) and Rooms without an Airbnb listing.

Linking. Click Fetch listings again and link each listing to the right room with Link. Airbnb usually confirms within half a minute; the screen checks it by itself.

Publishing. A linked listing that is not published yet goes online on Airbnb with Publish; Unpublish takes it offline again. The link remains.

Step 5 — Activate the channel

Activating. As soon as at least one listing is linked, Activate channel appears. BedFlow first checks that everything is ready and then switches the channel on: from then on prices and availability go to Airbnb and bookings come in.

Existing reservations. For every listing you link on an active channel (and for all linked listings when you activate), BedFlow automatically loads the existing future reservations from Airbnb. You get a notification about it.

BedFlow now starts a first synchronisation (can take up to 5 minutes for large accommodations) and sends your availability and prices for the next 365 days.

Messages on the linking screen

Message What it means What you do
Guests cannot book this yet The listing is not published on Airbnb. Prices and availability do come through. Click Publish.
Listing no longer reachable on Airbnb Airbnb no longer returns a linked listing: deleted, deactivated or from another Airbnb account. Unlink it in BedFlow. If needed, link the new listing to the same room.
Two listings on one room Both listings get the same prices and availability. If one of them is an old listing, unlink it.
Access expired or revoked Airbnb refuses access to your account. No bookings come in. Click Reconnect with Airbnb.

Reconnecting. If access to your Airbnb account has expired or been revoked, Reconnect with Airbnb appears. You log in again and your links stay as they are.

If something happens at Airbnb itself, such as a listing being disconnected, BedFlow tells you at the top of every page, via Telegram or the app, and otherwise by email. See Notifications about your channels.

One Airbnb account for several accommodations? Then they share one connection. On each accommodation's screen you link its own listings. The listings of your other accommodations appear at the bottom under Listings of other properties on this Airbnb account, without a warning and without buttons: nothing is wrong with them. Open the screen of … takes you to that accommodation. Reconnecting and activating apply to all those accommodations together. A notification about the account itself (access expired, channel being removed) reaches you once, not per accommodation; a notification about one listing goes to the accommodation that owns the room.

No Link listings on your Airbnb tile? Then your accommodation still works with the channel manager window: there you link your listings under Room mapping and with Map rooms. See Adding rooms or remapping later.

Frequently asked questions

What if I change my Airbnb password? No consequences — the permission is separate from your password. The connection only breaks if you explicitly revoke access in your Airbnb account.

How do I revoke the connection? Two options:

  1. In BedFlow: switch off the toggle on the Airbnb tile. BedFlow no longer sends anything to Airbnb; the permission at Airbnb remains in place.
  2. At Airbnb: go to the connected apps in your account settings, find Channex and revoke access. The connection is then fully broken straight away.

My Airbnb account has several listings — can I link them separately? Yes. On the Link listings screen you see all the listings of your Airbnb account and link each listing to its own room.

How does the commission compare with Booking.com? Airbnb typically charges hosts 15% commission (Booking.com 18%, Expedia 20%). The default Divisor for Airbnb in BedFlow is therefore 0.85. You adjust it in the Commission section.

Do I get Instant Book? Yes, if your listing is set to Instant Book on Airbnb. You set that at Airbnb itself, not in BedFlow. Bookings then come in without you having to confirm them manually.

Do I need to renew the connection after a while? No. Access is renewed automatically. Only if you revoke access yourself do you need to go through steps 1 to 3 again.

Does Airbnb get details of my other guests? No. Airbnb only gets the availability and prices needed to keep your listing up to date. We don't share details of guests who book directly or via other channels.

What happens when a linked listing disappears on Airbnb? For example because you deleted an old listing or replaced it with a new one. Airbnb no longer returns it and the link falls away. BedFlow tells you at the top of every page, via Telegram or the app, and otherwise by email. In the linking screen the listing appears under No longer reachable on Airbnb, with what to do: unlink the old listing and, if needed, link the new one to the same room.
